We typically issue the EPC certificate within one working day, as long as we’re not waiting on insulation documentation or other supporting information. The report will be sent to you via email. 


An EPC is valid for 10 years and can be reused multiple times during that period. 


On inspection day, the assessor needs access to all rooms, the boiler, heating controls, the windows, the loft (if accessible), and the meters. 


Yes, provided you supply documentary evidence confirming the installation. After booking, you’ll receive a pre-inspection checklist outlining the accepted types of documentation. 


No, the rating is determined once the data is processed through accredited EPC software. While we aim to complete the report within one day, delays can occur if we are awaiting additional documentation, such as proof of insulation. 


While not mandatory, having a parking space available helps speed up the process. If not, the assessor may need to locate a pay-and-display space nearby. 


Yes. We coordinate with you to schedule a suitable date and time. We offer short 2-hour time slots and will call approximately 30 minutes before arrival. 


The inspection usually takes around 30 minutes but may vary depending on the property size. 


The assessor evaluates the heating system, glazing, lighting, insulation, building age and materials, and heat loss.


A low rating (below D) indicates higher energy consumption and carbon emissions. It also means higher heating bills. Properties rated C or above tend to have greater market value. We recommend an EPC consultation to identify cost-effective ways to improve your property’s rating. 


Yes. For rental properties, a rating below E is considered a fail under current regulations. However, all ratings are valid for properties being sold.
